With over 18 years of experience in the building industry, including hands-on time running a successful renovations business, we bring a rare combination of practical trade knowledge and detailed assessment expertise to every job. Our director, Scott Clarke, is a qualified carpenter with over 8 years of experience working as an insurance assessor and estimator. This foundation allows us to deliver inspections and reports grounded in real-world understanding, not just theory.

We’ve completed countless repairs, advised on proactive maintenance solutions, and prepared accurate estimates for both homeowners and insurers. We know what often gets missed, and the costly consequences that can follow, so we know exactly what to look for.

Our pre-purchase inspections are carried out in strict accordance with AS 4349.1, providing you with clear, standards-based reports without fluff or filler. For insurance assessments and renovation consultations, we apply deep industry insight to deliver focused, practical guidance.

Q1: What does a pre-purchase building inspection include?

Our inspections follow the AS 4349.1–2007 standard, which sets out what must be covered in a pre-purchase building report. This includes a visual inspection of all accessible areas of the home — inside, outside, roof space, subfloor (if there is one), and the site itself.

We’re looking for:

  • Major structural issues

  • Safety hazards

  • Significant defects or conditions that could lead to bigger problems down the track

This standard doesn't cover things like plumbing, electrical, or pest inspections; those need to be done separately by licensed specialists. In fact, under the Australian Standards, building and pest inspections must be conducted as separate reports (AS 4349.1 and AS 4349.3).

What you’ll get from us is a clear, photo-based report that sticks to the standard, focused on giving you real insight into the property’s condition so you can make an informed decision.

Q2: Do you offer building and pest inspections?

Our inspections are carried out in accordance with AS 4349.1 as a building inspection only. While we don’t currently offer timber pest inspections (AS 4349.3), we understand many clients are searching for building and pest inspections. If we observe signs that may indicate possible timber pest activity or damage during our assessment, we’ll clearly note it in your report and recommend that a licensed pest inspector be engaged.

We plan to offer a full building and pest inspection package in the near future.

Q3: How quickly can I get an inspection done?
We offer fast turnaround and flexible booking — usually within 1–3 business days. Reports are delivered within 48 hours of the inspection, often sooner.
